On the wooded hillside of Kioicho, Chiyoda, Kioi Tower was completed in May 2016. The 36-story, 2-basement-level building stands approximately 177 meters tall, designed by KPF as design architect and Nikken Sekkei as executive architect, with Seibu Properties leading the development as part of the broader Tokyo Garden Terrace Kioicho complex.

The Prince Gallery Tokyo Kioicho occupies the upper floors of the tower, operating under Marriott International’s Luxury Collection brand with 250 guest rooms. The hotel opened in July 2016 and has since been recognized as one of Tokyo’s foremost luxury addresses. From the upper floors, the panorama spans across Chiyoda and Minato, with the wooded slopes of Akasaka visible below — an unusual blend of political-district proximity and the quiet that has long defined this hill. The tower’s lower and mid-floors contain retail and office space, and the adjacent Kioi Residence provides fully rental apartments, completing a mixed-use urban district where government functions and private enterprise coexist.

The Legacy of Akasaka Prince and the Site’s Second Life

The site long held the Grand Prince Hotel Akasaka — “Aka-Pri” — a landmark that drew Tokyoites for decades through New Year’s countdowns and wedding ceremonies. It became an emblem of the city’s bubble era. When it closed in 2011, widespread public attention to the farewell reflected the deep affection the hotel had earned.

The redevelopment preserved a key piece of the site’s layered history. The former annex of the hotel traced its origins to the Tokyo residence of the Yi royal family, built in 1930 and designated a Tokyo Metropolitan tangible cultural property. Rather than being demolished, it was relocated within the site and preserved as Akasaka Prince Classic House, where it now stands alongside the contemporary Kioi Tower. The name Kioicho itself derives from three Edo-period lord families — the Kishu Tokugawa, Owari Tokugawa, and Hikone Ii — a lineage that continues to give this hill its layered character. Tokyo Garden Terrace Kioicho carries that accumulation of history into the present.
