A 30-storey mixed-use tower completed in January 2012 on the former site of Kajima Corporation's headquarters in Motoakasaka, Minato City. Planned, designed, built, and operated entirely by Kajima, the tower combines office floors with a residential component on its upper levels under the name AKASAKA K-TOWER RESIDENCE.

The Constructor’s Own Tower

AKASAKA K-TOWER stands in Motoakasaka 1-chome, Minato City — a short walk from Akasaka-mitsuke Station — and was completed in January 2012. The building rises 30 storeys above ground and descends three storeys below, reaching a height of approximately 158 metres, with a gross floor area of around 53,800 square metres. Kajima Corporation planned, designed, constructed, and now operates the building, making it an integrated self-development project unusual even by the standards of Japan’s major general contractors.

The “K” in the name stands for Kajima. The site is precisely the location of Kajima’s former headquarters — the company moved its head offices, then built this tower on the vacated land. Floors 3 to 24 are occupied by office tenants; floors 26 to 30 house the residential units of AKASAKA K-TOWER RESIDENCE; retail and restaurant space occupies the ground floor and basement.

A General Contractor as Developer

Japan’s major general contractors — the large firms that both design and build — have increasingly expanded into real estate investment and property management since the 1990s. AKASAKA K-TOWER is one expression of that trend: rather than selling or leasing the site, Kajima chose to develop a mixed-use tower that generates long-term rental income for both its office and residential floors.

Akasaka as a district sits close to the governmental hub of Nagatacho and around the corner from Akasaka Palace (the State Guest House), while also supporting an active restaurant and entertainment scene. The combination of political adjacency and urban amenity makes it a consistently strong office and residential address. The tower’s position at the Akasaka-mitsuke intersection places it at the convergence of several subway lines — Ginza, Marunouchi, Hanzomon, Yurakucho, and Namboku — making it one of the better-connected addresses in central Tokyo.
