The Commercial Anchor of Minatomirai 21

MARK IS Minatomirai opened on 21 June 2013 as the largest retail development in Yokohama’s Minatomirai 21 waterfront district. Developed by Mitsubishi Estate on Plot 34 of the MM21 area, the facility occupies approximately 116,200 m² of total floor area across four basement levels and six above-ground floors, plus a rooftop penthouse level. Around 189 shops were open from day one. The building connects directly to Minatomirai Station on the Minatomirai Line, making it easily reachable by rail even on rainy days.

The facade takes its cue from the district’s open, harbour-oriented character, emphasising horizontal lines that sit comfortably alongside the waterfront promenades. A cinema multiplex anchors the upper floors, while local Yokohama brands and food outlets give the complex a character distinct from generic national-chain malls.

Completing the Waterfront

Minatomirai 21 has been developed by the City of Yokohama since 1983, assembling a mix of offices, hotels, convention facilities and cultural venues around Yokohama Landmark Tower. MARK IS filled a gap in the district’s commercial offering, reinforcing pedestrian circulation along Minatomirai Odori avenue and connecting it to the seaside promenades of Rinko Park. The result is a walkable precinct where retail, culture and water views all come together within a short stroll.

More than a decade after opening, the complex continues to record strong visitor numbers. Its 2025 annual sales reportedly reached a record high, a sign that the waterfront formula still draws steady footfall.

Summary

MARK IS Minatomirai opened in June 2013 as the flagship commercial node of Yokohama’s waterfront master plan, developed by Mitsubishi Estate and covering approximately 116,200 m² across nine levels. Direct access from Minatomirai Station and proximity to Yokohama Landmark Tower and the Yokohama Museum of Art place it at the heart of one of Japan’s most carefully planned urban districts. A visit combines shopping with one of the best waterfront walks in the Tokyo-Yokohama region.
