Nakanoshima Daibiru

Completed in March 2009, Nakanoshima Daibiru is a 35-storey, 160-metre office tower on the western side of Nakanoshima island. Designed by Nikken Sekkei and jointly developed by Daibiru, Kansai Electric Power, and Kanden Fudosan, the building draws on the ornamental language of the historic former Daibiru building in its lower-floor design.

In Nakanoshima 3-chome, Kita Ward, Osaka, along the quieter western section of the river island, Nakanoshima Daibiru completed in March 2009. The building stands 35 storeys above ground with two basement levels, reaching 160 metres at rooftop level. Designed by Nikken Sekkei, it was jointly developed by Daibiru, Kansai Electric Power, and Kanden Fudosan. Total floor area is approximately 75,000 square metres.

The decision that most defines this building aesthetically was made before a single floor was designed: the lower levels of the new tower would echo the ornamental motifs of the original Daibiru building, a celebrated piece of early twentieth-century architecture that had stood on the island since 1925. The former Daibiru was a neo-Romanesque structure whose stone carving and arched details had given it a civic grandeur unusual among Japanese commercial buildings. By reinterpreting those details in the contemporary base of the new tower — rather than simply demolishing the old and starting fresh — the development team made a visible argument for architectural continuity as a form of urban memory.

A Three-Party Development in Osaka’s Power Landscape

The joint-venture structure that produced Nakanoshima Daibiru — Daibiru, the regional electricity utility Kansai Electric Power, and its real estate arm Kanden Fudosan — reflects the particular geography of this corner of Nakanoshima, where the Kansai Electric Power company had long maintained a significant presence. It is unusual for an electricity utility to be a named equity partner in a premium office tower, and the arrangement points to the way in which large regional institutions in Kansai sometimes take a more direct role in urban development than their counterparts elsewhere.
