A Tower at the Top of a Shinjuku Side Street
A five-minute walk north of Shinjuku-Gyoenmae Station on the Tokyo Metro Marunouchi Line leads through narrow residential lanes that suddenly open onto the base of a 55-storey tower. Tomihisa Cross Comfort Tower stands at 15 Tomihisa-cho, Shinjuku City, completed in April 2015. The project was a joint venture of four major developers — Nomura Real Estate, Mitsui Fudosan Residential, Sekisui House, and Hankyu Realty — resulting in 1,093 homes in a reinforced-concrete and steel-reinforced-concrete structure. The total site area exceeds 25,000 square metres, combining the high-rise tower with lower-rise buildings in a single district.
Tomihisa-cho occupies the boundary zone between the old Yotsuya and Ushigome wards, an address that developed as a mixed residential and light-industrial neighbourhood before the redevelopment plan took shape. The general contractor was a joint venture of Toda Corporation and Penta-Ocean Construction. Their work produced a building that stands among the taller residential structures in Shinjuku City.
Four Developers and a Dual Damping System
The involvement of four separate major developers reflects the scale and complexity of the project. Each organisation brought its own design standards and operational expertise to the table, and the combined knowledge helped maintain the quality expected of a 1,000-unit tower. The structural design incorporates a dual vibration-control system that pairs two separate damping mechanisms to reduce the movement caused by both earthquakes and strong winds — a priority for tall residential buildings in central Tokyo. Three Marunouchi Line and Toei Shinjuku Line stations lie within walking distance of the tower, giving residents straightforward access to central Tokyo.
Summary
Tomihisa Cross Comfort Tower was completed in April 2015 at 15 Tomihisa-cho, Shinjuku City. The 55-storey tower, built by a joint venture of Toda Corporation and Penta-Ocean Construction for a four-developer consortium, contains 1,093 homes. Standing in a residential neighbourhood close to Shinjuku Gyoen National Garden, the tower offers a marker of the quiet transformation that redevelopment has brought to this part of Shinjuku. Walking the lanes between the park and this tower gives a sense of how the city reshapes itself, street by street.
