A 54-Story Tower in the New Azabudai District

In Minato Ward, Tokyo, the Azabudai Hills development that opened on 24 November 2023 reshaped one of the capital’s most contoured neighborhoods. Among its three supertall towers, Azabudai Hills Residence A stands 237 meters over 54 above-ground floors, with five basement levels and a total floor area of approximately 168,967 square meters. Mori Building, which spent more than three decades assembling the project, developed the tower alongside the rest of the complex.

The building’s lower floors, from the first to the thirteenth, house Janu Tokyo, a hotel brand operating within the complex. The upper floors are occupied by 320 residential units. This layered program — hotel and residence stacked within a single tower — reflects the mixed-use logic that Mori Building has applied across its major projects, from Roppongi Hills to the Azabudai Hills Mori JP Tower that forms the centerpiece of the same development.

One Tower in a Three-Tower Composition

Residence A is one of three tall buildings that define the Azabudai Hills skyline. The Azabudai Hills Residence B reaches 262 meters and 64 floors, completing its construction in 2025. The main tower — Mori JP Tower at 330 meters — is Japan’s tallest building. Together the three towers, connected by low-rise garden plazas and greenery at their bases, form a cluster visible from several directions across Minato Ward.

The architects for Residence A included Mori Building Architects & Engineers, Nihon Sekkei, and Pelli Clarke & Partners, whose involvement in the tower exteriors shaped the building’s clean profiles. The hilly topography of the Toranomon and Azabudai area means that the building appears differently depending on which slope or street you are approaching from — at moments framed by older low-rise fabric, at others rising clear of everything around it.
