Brillia Tower Hamarikyu

A 32-storey residential tower completed in 2023, standing approximately 117 metres tall near Takeshiba Station on Tokyo's waterfront. Developed by Tokyo Tatemono as a redevelopment of the former Itopia Hamarikyu, it overlooks the grounds of Hamarikyu Gardens.

A 32-Storey Tower on the Waterfront Edge

In Kaigan 1-chome, Minato City, just a short walk from Takeshiba Station on the Yurikamome automated transit line, a 32-storey residential tower was completed in 2023. Brillia Tower Hamarikyu rises to approximately 117 metres, developed by Tokyo Tatemono and designed by Matsuda Hirata Sekkei. JR Hamamatsucho Station is also within walking distance, and the grounds of Hamarikyu Gardens stretch to the south-east. Unlike many of the residential towers that line Tokyo Bay’s reclaimed shoreline further east, this building’s immediate setting is defined more by the garden’s pine canopy than by open water — a distinction that lends it a quieter character.

The site previously held Itopia Hamarikyu, a 14-storey condominium completed in 1979. After more than four decades, that building was demolished and Tokyo Tatemono planned a new tower on the same plot. The height rose nearly threefold, and the project has been cited as one of the first large-scale examples of a condominium rebuilt on its own footprint in central Tokyo — a model for addressing the growing problem of ageing collective housing in dense urban areas.

Between Hamarikyu Gardens and Takeshiba Pier

Hamarikyu Gardens was originally laid out as a shogunal retreat during the Edo period and remains one of the largest green spaces in central Tokyo, preserving broad lawns and groves of pine within the city’s built fabric. The stretch from the garden’s northern edge to Takeshiba Pier has long been a mixed zone of elevated expressways and redevelopment blocks, yet it has maintained a particular relationship with the water.

The 2020 opening of Tokyo Portcity Takeshiba — directly connected to Takeshiba Station — raised the urban density of the surrounding area significantly. Brillia Tower Hamarikyu’s completion three years later added a residential dimension to the same waterfront, so that offices and homes now stand together within sight of both the gardens and the bay. The pairing of green space and high-rise is a recurring theme in this part of central Tokyo: looking south from the tower’s base, the gardens and the open reach of Tokyo Bay appear in the same view; turning north, the elevated expressway over the Shibaura waterway comes into sight.
