A 44-Storey Tower Between Osaki and Gotanda

In Higashi-Gotanda 2-chome, Shinagawa City, roughly midway between Osaki and Gotanda stations on the JR Yamanote Line, a 44-storey residential tower was completed in June 2010. Park Tower Grand Sky — developed by Mitsui Fudosan Residential — rises to approximately 152 metres, with two basement floors below ground. Both Yamanote Line stations are within walking distance, and the Meguro River runs to the north of the site, its tree-lined banks offering a strip of greenery close to the tower’s base. The combination of inner-city rail access and waterside proximity gives this corner of Shinagawa a particular quality.

The Higashi-Gotanda district, stretching between Osaki and Gotanda, was historically characterised by small factories and distribution facilities. After Osaki was designated one of Tokyo’s sub-centres in 1982, gradual redevelopment began shifting the area toward office and residential use. Mitsui Fudosan Residential launched sales for Park Tower Grand Sky in 2008, and the building was completed in June 2010 — at a point when the district’s transformation was well under way but still unfinished.

Remaking the Skyline at 152 Metres

A height of approximately 152 metres made Park Tower Grand Sky one of the tallest residential buildings in Shinagawa City at the time of its completion. The tower’s presence altered the local skyline noticeably — it is visible from the Yamanote Line as trains approach Gotanda or Osaki, marking a shift in the area’s vertical scale that had previously been defined by low industrial buildings.

Seen from the Meguro River’s north bank, the contrast between the low-rise waterside streetscape and the 44-storey tower rising behind it captures something of the abruptness with which this part of Tokyo has changed. ThinkPark Tower, completed nearby in 2007, had already signalled the shift on the Osaki station west side with its office-led redevelopment. Park Tower Grand Sky reflected the same period from the residential side, together updating the skyline of an area still adjusting to its new role.

The district’s character today owes much to this near-simultaneous layering of office and residential towers over a few years in the late 2000s — a pattern that repeated across several of Tokyo’s former industrial sub-centres during the same era.
