Tenjin Big Bang’s Flagship on a School’s Former Ground
In Fukuoka’s Chuo Ward, on the site where Daimyo Elementary School once stood, a 25-storey mixed-use tower reached completion in 2022. The project was developed by a special-purpose company formed by five organisations — Sekisui House, Nishitetsu, Saibu Gas, Nishinippon Shimbun and Fukuoka Shoji — and designed by a joint venture of Kume Sekkei and Jun Architects. Rising 111 metres above street level, it is one of the centrepiece projects of Fukuoka’s Tenjin Big Bang policy: a height-deregulation initiative launched by the city in 2015 to accelerate redevelopment in the Tenjin area and strengthen the city’s competitiveness as an international business hub.
The Tenjin Big Bang framework relaxes aviation-related height restrictions that had kept much of the district low-rise. Daimyo, an inner neighbourhood of Tenjin with a mix of boutiques, cafés and small offices, falls within the deregulated zone, and the elementary school site — made available after the school closed — was among the most prominent redevelopment parcels in the area.
Five Partners, One Mixed Tower
The building organises offices and retail in its lower and middle floors, with a hotel in the upper storeys. Standing 25 floors above ground and one below, the 111-metre tower rises well above the surrounding low-rise fabric, visibly marking the direction of the district’s transformation. The JV design places an active, open-fronted commercial base at ground level — fitting for a shopping and dining district — and a clean, rectilinear tower above. The consortium model, combining a national housing developer with local transport, utility and media companies, became a reference for how public deregulation and multi-stakeholder private investment can combine in Japanese city-centre regeneration.
Summary
Fukuoka Daimyo Garden City, completed in 2022, is a 25-storey, 111-metre mixed-use complex sitting on the former Daimyo Elementary School site at 2-6-50 Daimyo, Chuo Ward. It was developed by a five-company consortium and designed by Kume Sekkei and Jun Architects. The building stands as one of the clearest expressions of the Tenjin Big Bang strategy. For a wider picture of Fukuoka’s architectural landmarks, Fukuoka Tower and ACROS Fukuoka are both within easy reach and make a compelling half-day itinerary.
