Japan’s Oldest Financial District, Rebuilt

At 7-1 Nihonbashi Kabutocho, Chuo Ward, Tokyo — steps from the Tokyo Stock Exchange — a 15-storey, two-basement office building was completed in August 2021. KABUTO ONE, developed by Heiwa Real Estate, is the centrepiece of a wider regeneration initiative for the Kabutocho and Kayabacho districts. The building has 15 floors above ground, two below, a total floor area of approximately 39,170 square metres, and a height of around 84 metres. Those dimensions are modest compared to the towers of nearby Nihonbashi, but in the context of Kabutocho — a district that spent much of the post-bubble era in visible decline — the building represents something more than routine commercial construction.

Kabutocho was established as Japan’s stock trading centre in the Meiji era. Brokerage houses and financial institutions clustered around the exchange, earning the area a reputation as Japan’s Wall Street. After the bubble collapsed in the early 1990s, consolidation in the financial sector and the shift to electronic trading hollowed the neighbourhood out. By the 2000s, Kabutocho had become one of Tokyo’s more conspicuously quiet inner-city districts, with low occupancy rates and a faded, closed-off feel. Heiwa Real Estate acquired key parcels in the district and set about leading a comprehensive revitalisation.

Opening Up the Financial District

KABUTO ONE’s lower floors were designed to house dining, community and cultural functions alongside offices, rather than creating a hermetically sealed corporate environment. The intent is to create a place where start-ups, creative businesses and financial firms coexist — a deliberate contrast with the old Kabutocho’s exclusively transactional character. In December 2022, a direct underground connection to Kayabacho Station on the Tokyo Metro was completed, improving access significantly. The building has since become both an address for tenants seeking a historically grounded but now forward-looking Tokyo location, and a physical signal that the district’s long decline has reversed.

Summary

KABUTO ONE was completed in August 2021 as a 15-storey, 84-metre office building with a total floor area of approximately 39,170 square metres, developed by Heiwa Real Estate at 7-1 Nihonbashi Kabutocho. It marks the start of a new chapter for Tokyo’s oldest financial district. The wider Nihonbashi area contains several other recently completed landmarks: Nihonbashi Mitsui Tower and Nihonbashi Takashimaya Mitsui Building are both worth visiting for a sense of how Nihonbashi as a whole has been remade in the twenty-first century.
