Two Towers Join the Kachidoki Skyline

In Kachidoki, Chuo City, two new residential towers were completed in August 2023. Park Tower Kachidoki Mid and Park Tower Kachidoki South together form the GRAND MARINA TOKYO project, with a total project cost of approximately 180.6 billion yen and Mitsui Fudosan Residential as the principal seller. Shimizu Corporation handled construction of the Mid Tower and Kajima Corporation of the South Tower.

The Mid Tower stands 45 floors tall at 158.85 meters; the South Tower reaches 58 floors at 188.80 meters. Placed side by side, the two towers add a new pair of profiles to the skyline that already includes a generation of high-rise residential buildings along this stretch of waterfront. Management association operations began on 1 September 2023, marking the transition of a large-scale construction site into a functioning residential address.

Transit, BRT, and the Logic of Waterfront Living

Transportation has been the persistent challenge of Kachidoki’s residential boom. The Toei Ōedo Line’s Kachidoki Station is well known for long boarding queues during the morning rush, and the rapid growth of high-rise housing in the area has put sustained pressure on its transit capacity. In this context, the introduction of Bus Rapid Transit service linking Harumi and the waterfront with Shimbashi and Tokyo Station has expanded the options available to residents, adding a meaningful alternative to the single subway line.

Park Tower Kachidoki’s location places it within reach of both Kachidoki Station on the Ōedo Line and the BRT stops serving the Harumi corridor. The project fits a pattern in which housing development and infrastructure investment have advanced in parallel rather than in sequence — each new tower arriving alongside incremental improvements to the transport network, with residents absorbing the gap in the meantime. The lower floors of both towers incorporate commercial and service facilities, allowing the development to function with a degree of self-sufficiency that has become standard in large-scale residential projects of this generation.
