A Construction Company’s Statement in Concrete and Steel

In Kyobashi 1-chome, Chuo City, Toda Corporation completed its new headquarters on 30 September 2024. TODA BUILDING rises 28 stories above ground, descends three levels below, and reaches an overall height of approximately 165 meters, with a total floor area of 94,779 square meters. The project is notable not only for its scale but for who built it: Toda Corporation served as both architect and general contractor for its own headquarters, treating the building as a live demonstration of the company’s design and construction capabilities.

The primary structural innovation is a core-wall seismic isolation system, in which the central reinforced concrete core that carries vertical and lateral loads is itself equipped with seismic isolation bearings. This configuration achieves a level of earthquake protection described as among the highest in Japan. Following the 2011 Tōhoku earthquake, Japanese high-rise construction has invested heavily in seismic performance; TODA BUILDING places that technology at the center of a flagship building, making a technical argument that is also an architectural expression.

What distinguishes TODA BUILDING from a conventional corporate headquarters is its lower section. From the first through sixth floors, the building accommodates an art gallery, an exhibition space, an assembly hall, retail, and dining — functions that turn the building’s base into a space for the public rather than solely for the corporation. The name itself carries this intention: “TODA BUILDING” rather than a more literal corporate name suggests a building that belongs, at least partly, to its place.

Kyobashi has been repositioning itself in recent years as a gathering point for art and culture within the triangle formed by Tokyo Station, Ginza, and Nihonbashi. Gallery spaces have proliferated along its streets, and the area’s redevelopment has consistently included cultural programming as a condition of planning consent. TODA BUILDING’s gallery aligns with this direction, and within a short time of its opening it had become part of the art-walk itinerary that visitors trace through the neighborhood.
