A 240-Metre Tower That Reshaped the Yaesu Exit

Walk out of Tokyo Station’s Yaesu exit and a tower fills the view ahead. Completed in 2022, Tokyo Midtown Yaesu stands 45 floors and approximately 240 meters above Yaesu 2-chome in Chuo City, directly in front of Tokyo Station’s eastern exit. The gross floor area of the main tower block reaches roughly 283,900 square meters. Mitsui Fudosan led the project as business promoter of the Yaesu 2-chome North District Urban Redevelopment Association, with Nihon Sekkei handling basic and detailed design and supervision, and Takenaka Corporation carrying out detailed design and construction.

What sets the building apart is the breadth of functions it stacks within a single structure. Basement levels one and two hold Bus Terminal Tokyo Yaesu, a centralized long-distance bus hub that replaced the scattered bus stops that once spread around the Yaesu exit. Under a sheltered roof, passengers now board and alight in an organized, weather-protected environment, connecting central Tokyo to destinations across the country far more efficiently than before. Layering road-based transit infrastructure into a building already anchored by a major railway station gives Tokyo Midtown Yaesu an unusually dense urban role.

School, Office, Hotel — Stacked Floor by Floor

The lower floors of the tower accommodate a municipal elementary school — Chuo City’s Joto Elementary — that relocated here upon the building’s opening. Embedding a public school inside a supertall redevelopment tower is an uncommon arrangement and reflects the dense land-use pressures of the Yaesu district. Office floors occupy the building’s middle sections, and a hotel fills the upper reaches, completing a vertical sequence from public infrastructure at the base to private hospitality at the top.

The Yaesu side of Tokyo Station saw rapid change through the 2010s and into the 2020s, running in parallel with redevelopment on the Marunouchi side and the TOKYO TORCH project taking shape at Tokiwabashi to the north. The reorganized streetscape outside the Yaesu exit — anchored now by the bus terminal — makes the pace of that transformation easy to perceive. Standing at the exit today and recalling the previous scattered bus stops drives home how quickly a single large-scale project can redefine a district.
