A 167-Metre Rental Tower Beside Shinjuku Central Park

At the western edge of Shinjuku Central Park, a 44-storey tower rises to 167 metres above street level. Central Park Tower La Tour Shinjuku stands at 15-1 Nishi-Shinjuku 6-chome, Shinjuku City, and was completed in February 2010. Nihon Sekkei handled the design, and a joint venture of Kajima Corporation and Taisei Corporation served as the general contractor.

The building is mixed-use in section: floors one through seven are offices, while floors eight through 44 — 37 levels in total — function as residential and contain 842 homes. The developer was the Nishi-Shinjuku 6-chome West District 6 Urban Redevelopment Association, with Sumitomo Realty & Development participating as a member. The residential portion operates under Sumitomo’s La Tour brand, a series of high-end rental buildings positioned as vertical landmarks in their districts. The name is taken from the French word for tower.

A Redevelopment District Shaped Around the Park

Nishi-Shinjuku’s cluster of high-rise office buildings took shape from the 1970s onward, establishing what is now one of Tokyo’s main business sub-centres. The western fringe of that cluster — the blocks directly facing Shinjuku Central Park — has developed on a different logic, one informed by park adjacency rather than purely by office density. The name Shinjuku Central Park City, the district in which this building stands, makes that relationship explicit.

The park provides a continuous green buffer on the building’s eastern side. The combination of a commercial base with residential towers above is a recurring formula in central Tokyo redevelopment, and Central Park Tower La Tour Shinjuku represents one of the more prominent instances of that type applied to the premium rental market. The urban redevelopment association model through which the project was realised — assembling multiple landowners into a single development entity — also reflects the way Nishi-Shinjuku’s skyline has been built up: not building by building, but district by district.
