1,110 Homes Above the Former Gas Works

In Toyosu 6-chome, Koto City, near the Shin-Toyosu Station on the Yurikamome line, SKYZ Tower & Garden was completed in August 2014. The building rises 44 floors above ground with two basement levels, standing approximately 149 metres tall, and was designed and constructed by Shimizu Corporation. It was the first phase of the Tokyo Wonderful Project — a joint development by six major real estate companies: Mitsui Fudosan Residential, Tokyo Tatemono, Mitsubishi Estate Residence, Tokyu Land, Sumitomo Realty & Development, and Nomura Real Estate. With 1,110 units in a single building, it ranks among the largest residential towers in Japan.

The building’s plan is roughly triangular, a form chosen to maximise daylight and views for each unit. On the rooftop, an astronomical dome with a telescope was installed — reportedly the first such feature in a Japanese residential building. The tower received a Good Design Award in 2015, recognition that reflects both its architectural ambition and the quality of its shared spaces, which were designed by international interior firm YABU PUSHELBERG.

From Gas Works to Waterfront Garden — The Tokyo Wonderful Project

The site of SKYZ Tower & Garden was formerly occupied by the Tokyo Gas Toyosu Factory and the Tokyo Electric Power Company’s New Tokyo Thermal Power Station — a large industrial precinct on Tokyo Bay’s reclaimed land. The six-company consortium acquired this land and set about transforming it into a mixed-use district combining housing, public space, and greenery, under the name Tokyo Wonderful Project.

The total development area covers approximately 3.2 hectares, of which roughly 46 per cent has been laid out as green space. The emphasis on landscape — evident in the name “Garden” — was a deliberate departure from earlier bay-area residential developments, where buildings tended to fill their sites more densely. Here, open planting, water features, and generous setbacks give the district a spacious quality unusual for central Tokyo.

BAYZ Tower & Garden, a companion tower in the same project, was also planned for the same precinct, extending the neighbourhood further. The transformation of a site where industrial chimneys once stood into a green residential district on the water’s edge is one of the more complete examples of bay-area urban renewal Tokyo has seen.
