A 36-floor, 177.51m mixed-use tower completed in March 2020 on the site of IHI's former Toyosu shipyard, co-developed by Mitsui Fudosan and IHI. The tower integrates offices, the Lalaport Toyosu 3 retail mall, and Mitsui Garden Hotel Toyosu Premier, all directly connected to Toyosu Station.

A Mixed-Use Tower on Former Industrial Land

Step out of Toyosu Station on the Tokyo Metro Yurakucho Line and the 177.51-metre tower is immediately in front of you, connected by an underground concourse. Toyosu Bayside Cross Tower, completed on 31 March 2020, stands on the site of IHI Corporation’s former heavy industrial plant — land that once produced ships and industrial machinery and now hosts offices, retail, and a hotel in a single 36-storey structure. The project was a joint venture between Mitsui Fudosan and IHI, with Taisei Corporation handling both design and construction.

The lower floors are occupied by Lalaport Toyosu 3, a commercial facility on basement level two through the fourth floor, with grocery stores, restaurants, and daily-needs retail. Above the podium, mid-rise office floors cater to major corporate tenants. Floors 33 to 36 house Mitsui Garden Hotel Toyosu Premier, a 225-room hotel with rooms overlooking Tokyo Bay. The stacking of three distinct programmes in a single tower is a compact urban solution typical of waterfront redevelopment in Tokyo.

Toyosu’s Industrial-to-Urban Transformation

The Toyosu neighbourhood underwent a decades-long transformation from factory land to one of Tokyo’s most dynamic urban districts. The former IHI plant sat dormant for years before Mitsui Fudosan partnered with the landowner to realise the Toyosu Bayside Cross masterplan. The tower’s completion in 2020 marked the culmination of that process, giving the district a new centre of gravity directly on top of its main transit stop.

Walking south from the tower, Toyosu Center Building and other established office blocks reveal an older layer of Toyosu’s evolution, while the residential towers of Harumi and Shinonome are visible to the east. The arc from heavy industry to office city to waterfront residence, all within a few kilometres of the same bay, is one of Tokyo’s most legible urban stories — and this tower sits at its latest chapter.
