Twin Towers on the Shinonome Canal
At Toyosu 6-2-29, Koto City, Tokyo — a six-minute walk from Shin-Toyosu Station on the Yurikamome line — BAYZ Tower & Garden was completed in July 2016. The building stands 31 floors above ground with one basement level, reaching 110 metres, and houses 550 units. Shimizu Corporation handled both design and construction, working for the same consortium of six developers — Tokyo Tatemono, Mitsui Fudosan Residential, Mitsubishi Estate Residence, Tokyu Land, Sumitomo Realty & Development, and Nomura Real Estate — that earlier completed SKYZ Tower & Garden in 2014 as the first phase of the Tokyo Wonderful Project. Where SKYZ rises to 44 floors and approximately 149 metres, BAYZ stands lower at 31 floors and 110 metres. The two towers sit side by side along the Shinonome Canal, with BAYZ oriented to face the canal along its northeastern to southern sides, giving most units an open waterside outlook. Seen from the canal promenade, the paired silhouettes — different in height yet clearly conceived as a set — give the district a layered quality that marks it as a planned precinct rather than a series of isolated towers.
From Industrial Waterfront to Garden City — The Tokyo Wonderful Project
The Toyosu 6-chome site was once occupied by the Tokyo Gas factory and the Tokyo Electric Power Company’s thermal power station — a large industrial precinct on Tokyo Bay’s reclaimed land. The six-company consortium jointly acquired this land and transformed it into a mixed-use residential district of housing, public plazas, and greenery under the Tokyo Wonderful Project name. Between SKYZ and BAYZ, open plazas and planted areas form the spine of the precinct, linking the two towers into a coherent whole. True to the “Garden” in both the project and the building names, approximately 46 per cent of the total site area has been laid out as green space.
The building uses reinforced concrete with partial steel elements, incorporating Shimizu Corporation’s proprietary seismic isolation and damping system called “Swing Saver.” Given the waterfront location, the design also accounts for tsunami risk through the placement of dwelling floors above projected flood levels, and includes a large emergency diesel generator for resilience during power outages. The exterior and key communal spaces — including the entrance hall and Bayside Lounge — were designed under architectural supervision by Jun Mitsui & Associates Inc. The building received the Good Design Award in fiscal year 2017.
