On land that once served as sports grounds for workers at IHI’s Toyosu plant, a 48-story residential tower now rises to approximately 175 meters. Branz Tower Toyosu was completed in 2021, jointly developed by Tokyu Land Corporation, NIPPO, Taisei Yuraku Real Estate, and JR West Properties. Toyosu’s shift from heavy industry to mixed-use urban district has been one of the most sustained redevelopment stories in Tokyo’s recent history. IHI — Ishikawajima-Harima Heavy Industries — wound down its shipbuilding and manufacturing operations here over several decades, leaving behind parcels that were absorbed one by one into residential, commercial, and public uses. Toyosu Center Building arrived in 1992 as the first skyscraper in the area. Towers including The Toyosu Tower and City Towers Toyosu The Twin followed in subsequent years, progressively raising the density and height of the waterfront skyline. Scale, Skyline, and the Consortium Model

At 48 floors, the building clears the mid-rise residential stock around it and stands as one of the taller structures in Koto Ward’s waterfront zone. Upper floors look out toward Tokyo Bay, and on clear days the outline of Tokyo Skytree is visible across the canals to the northwest. The massing is a relatively clean rectangular floor plate — straightforward in profile, letting the height and setting carry the building’s visual weight.

The four-developer consortium structure — with Tokyu Land in the lead — brought together financing and distribution resources suited to a project that would supply more than a thousand households in a single building.
