Where Aviation Meets Innovation

Tucked between runways and the Tama River, a few minutes’ walk from Tenku-bashi and Seibi-jo stations in Ota City, Haneda Innovation City (HICity) opened its doors in 2020. The facility’s soft opening took place on 3 July 2020, with full-scale operations beginning on 18 September of the same year. With a total floor area of 130,233 m², it is one of the largest purpose-built innovation campuses in the Tokyo metropolitan area.

The project was led by Haneda Mirai Kaihatsu, a special-purpose company formed by nine investors including Kajima Corporation, Daiwa House Industry, Keikyu Corporation, and Japan Airport Terminal Co. The developer’s name—mirai means “future” in Japanese—signals the ambition behind the project: to create a new type of urban environment where proximity to an international airport drives industrial creativity rather than noise and congestion.

A Campus Designed for Cross-Sector Collaboration

HICity is divided into two major zones. Zone A houses laboratories, research facilities, and experimental spaces intended for companies in aerospace, robotics, AI, and advanced medicine. Zone B is a six-storey mixed-use building offering offices, a hotel, retail outlets, and event venues—a hub where ideas can be tested, shared, and commercialized.

Design and construction were handled jointly by Kajima Corporation and Daiwa House Industry, with sustainability and smart-city infrastructure woven into the building systems. Haneda Airport’s international reach was a deliberate feature of the location strategy: researchers and entrepreneurs from overseas can step off a plane and reach the campus within minutes, reducing friction for global collaboration. The facility has attracted a range of tenants from large manufacturers to university research arms and start-ups.

Summary

Haneda Innovation City opened in 2020 with a total floor area of 130,233 m². Developed by a nine-company consortium, it represents one of Japan’s most ambitious attempts to co-locate industrial R&D and international aviation infrastructure. For anyone travelling through Haneda, the compact skyline of HICity visible from the monorail is a reminder that the airport’s surroundings have become a destination in their own right—a place where the next wave of Japanese industry is being quietly assembled.
