Grand Green Osaka

Grand Green Osaka is the large-scale Umekita Phase 2 development on the former Umeda Freight Terminal site, Osaka. It opened in phases from September 2024, centred on a 45,000-square-metre public park. The South Building's Park Tower reaches 39 storeys and 181.5 metres; full development is expected to complete in fiscal 2027.

A Park at the Heart of Umeda

In Daitacho, Kita Ward, Osaka, just a few minutes’ walk north of JR Osaka Station, a large public park appeared in September 2024. This was the first-phase opening — the machi-biraki — of Grand Green Osaka, the development known as Umekita Phase 2. The site, covering approximately 9.1 hectares, was for decades occupied by the Umeda Freight Terminal: a working rail yard hidden immediately behind one of Japan’s busiest urban stations. The adjacent Grand Front Osaka, completed in 2013, had already redeveloped the western portion of the former yard; Grand Green Osaka now takes the central and eastern section, with a public park — the Umekita Park — placed at its heart.

Approximately 45,000 square metres of the site are laid out as open parkland, an area exceptional for a central city location. Two major building zones flank the park. The South Building, which opened in March 2025, contains a complex of towers — the tallest of which, Park Tower, rises 39 storeys above three basement levels to a height of 181.5 metres, with a gross floor area of approximately 316,140 square metres across offices, hotels, and commercial spaces. The North Building, the first to open in September 2024, stands at 26 storeys and 124.3 metres, with a gross floor area of around 65,421 square metres. When the full development completes in fiscal 2027, the total gross floor area is projected to reach approximately 550,000 square metres.

Nine Developers, One Park, and Tadao Ando

The project is led by a nine-company consortium with Mitsubishi Estate as the representative developer, partnered by Osaka Gas Urban Development, Orix Real Estate, Kanden Real Estate, Sekisui House, Takenaka Corporation, Hankyu Corporation, and Mitsubishi Jisho Residence. The South Building was designed and built by a joint venture of Mitsubishi Jisho Sekkei, Nikken Sekkei, Obayashi Corporation, and Takenaka Corporation; the North Building by a Nikken Sekkei and Takenaka Corporation joint venture. Tadao Ando served as design supervisor for VS., the cultural facility embedded within the Umekita Park zone.

The North Building — home to the Canopy by Hilton Osaka Umeda hotel alongside restaurants and a cultural hub called JAM BASE — established the first direct connection between the new park and the wider Umeda street network. The South Building followed in March 2025, bringing luxury retail and further hotel capacity. Residential towers remain under construction and are due to be handed over by 2027.
