Two Towers Reshape the Tamachi Waterfront

A short walk east of Tamachi Station in Minato City, two high-rise towers frame a broad ground-level plaza. The msb Tamachi complex — developed jointly by Tokyo Gas, Mitsui Fudosan, and Mitsubishi Estate — reached full completion in July 2020 with the opening of its second office tower.

The name “msb” is a phonetic rendering of the Japanese verb musubu, meaning “to connect.” The word captures the project’s ambition: to tie together office space, a hotel, and a retail zone into a cohesive urban district on a site that had no such character before. Tamachi Station Tower S, completed in May 2018, rises 31 floors above ground (with 2 below) to a height of 168.88 metres. Tamachi Station Tower N, completed in July 2020, reaches 36 floors and 180.08 metres, becoming the district’s tallest structure. Both towers were designed by Nikken Sekkei and Mitsubishi Jisho Sekkei. The lower floors of each building are linked by a commercial zone — msb Tamachi Shop & Restaurant — comprising 36 outlets in total, which animates the plaza and connects pedestrian routes between the two towers.

Factory Land Turned Urban Hub

The roughly 28,000 square metres of land in Shibaura had served as a Tokyo Gas industrial facility for many decades. When Tokyo Gas joined Mitsui Fudosan and Mitsubishi Estate to redevelop the site, the industrial programme was replaced entirely. In addition to the two office towers, the complex includes the Pullman Tokyo Tamachi, a nine-storey hotel that opened alongside Tower S in May 2018.

The transformation of Shibaura from an industrial waterfront into a contemporary mixed-use district has unfolded in stages over many years. The msb Tamachi complex represents one of the more visible recent chapters in that shift. The towers were fully in place by the time the wider city began rethinking its relationship to remote work and urban office space — a coincidence that gives the district’s completion in 2020 a quietly layered meaning. Beneath the plaza, the memory of the former factory persists in the texture of a neighbourhood that continues to change.
